You’ve probably heard that a spring sale is best to sell your home. It all comes down to two factors. The weather being comfortable enough to spend hours looking at homes and potential buyers wanting to be settled in their new homes before the summer holidays.

Preparation is the key

Planning well in advance for your sale is essential to getting a great price for your home. If a spring sale is your goal, then you have plenty of time to get your home ready for marketing.
While you can certainly get your home ready for sale within a few weeks, giving yourself six or so months to get ready means that your home can look at its absolute best. With far less stress.

 

Six months out from market

Now is the time to contact a few local Point Cook real estate agents to get an appraisal for your home. Other than giving you an idea of what price to put on your house, they can also provide an idea of what buyers are looking for in the local area. And whether it is worth doing any additional work to your home.

Once you’ve talked to agents, walk through the house slowly with paper and pen in hand. Make a note of absolutely everything you need to do to, both internal and external, in your home.

Replacing carpets won’t cost a lot, but it can increase the value of your home simply because it looks better. If they are in relatively good condition, organise for a carpet clean, as well as a clean of your tiled areas.

You should be close to finishing any maintenance or repairs. Then it’s time to turn to your garden. Add in any extra plants now that need a bit of time to settle in order to have a spring sale.

 

One month out from market
